Meeting called to order 7:00 pm.
Present – Jack Hartmann, Doug Molski, Doug Nyhus, Jim Quinn, Joe Gurgone, Ron Schakowsky, Douglas Fitzgerald.
Welcome to new BOD member Douglas Fitzgerald
Treasurers Report – Joe Gurgone reported total cash of $486,633.49. A $100,000 CD had been liquidated because of upcoming disbursements to pay for paint project costs.
Minutes from the July 19, 2018 meeting were approved.
Paint project – Doug Nyhus reported painting of buildings scheduled for 2018 has been completed. There were a number of screened porches discovered to need substantial repair and those repairs have been completed.
SFH Porches and Decks – Deck Tech is working on carpentry repairs and is finding substantially more wood replacement than expected. Work is continuing.
Beautification committee – David Johnson reported HOA property has about 15 Ash trees that will ultimately require removal. He will meet with Landscaper to discus various issues. BOD approved additional $500 for committee use.
Doug Nyhus distributed Owens Corning letter stating our shingles “were manufactured well within specifications”. This means no financial settlement from Owens Corning.
Actual expenses YTD presented on spreadsheet.
A draft 2019 budget was discussed and conclusion is an Assessment increase will be required. BOD should have a proposal for consideration at October BOD meeting.
Web Site – In process and should be up sometime in October.
Reserve study – Discussion and conclusion that the Waldman Roof study (2015) is a study of our most significant expense. No additional study required at this time.
Homeowner comments – a resident expressed concern about condition of lattice around base of her rear deck. This will be investigated.
